Job Description
Position: Sales Closing Manager / Senior Sales ManagerQualification: Any Graduate (MBA Marketing preferred)Experience: 712 years in Real Estate Sales / ClosuresRole Summary :- The incumbent will be responsible for driving sales closures and revenue realization by converting qualified leads into confirmed bookings.- This is a high-impact closing role requiring strong negotiation capabilities, deal structuring expertise, and a deep understanding of real estate transactions, pricing strategies, and customer behavior.- The role involves strategic engagement beyond walk-ins and site sales, including interactions with HNI clients, channel partners, corporates, and referral networks to maximize conversions and revenue.Key Responsibilities :1. Sales Closure & Revenue Delivery :Drive end-to-end sales closures for assigned real estate projects through :- Direct walk-ins- Channel partners- Corporate / institutional leads- HNI and referral clients- Own the final negotiation and closure of deals including pricing, payment plans, offers, and customization requests.- Ensure achievement of monthly, quarterly, and annual revenue targets with a strong focus on conversion ratios.2. Lead Conversion & Funnel Management :- Work closely with CRM and pre-sales teams to convert qualified leads into confirmed bookings.Monitor and improve key conversion metrics such as:- Lead-to-site visit ratio- Site visit-to-booking ratio- Booking-to-registration ratio- Identify drop-offs within the sales funnel and recommend corrective actions to improve conversion performance.3. Pricing, Negotiation & Deal Structuring : - Manage price negotiations, discount approvals, and payment plan structuring in coordination with Sales Head and Finance teams.- Ensure deals are closed within approved pricing and margin frameworks.- Provide real-time market feedback regarding pricing competitiveness and customer objections.4. Channel Partner & Relationship Management :- Build and maintain strong relationships with key Channel Partners to drive closures.- Support channel partners during final client negotiations and booking processes.- Develop and nurture relationships with HNIs, corporate clients, and repeat investors.5. Customer Experience & Transaction Management :- Ensure a seamless customer journey from site visit to booking, agreement execution, and registration.- Coordinate with Legal, CRM, Finance, and Engineering teams for:- Documentation- Agreement execution- Payment milestones- Possession-related commitments- Ensure compliance with RERA regulations and maintain accuracy in all transactions.6. Market Intelligence & Sales Strategy Support- Conduct regular competitor analysis covering pricing, inventory, promotional schemes, and market absorption.- Provide structured feedback on:- Customer objections- Market demand trends- Product gaps- Support the Sales Head in refining sales strategies and improving closure effectiveness.
